Contract to Closing Coordination - $350

  • Coordinate communication with all parties. Copy contract/documents to all parties. Keep all parties updated on progress.
  • Review the contract, highlighting dates of all deadlines, special stipulations, and contingencies.
  • Open escrow with attorney/title company. Confirm receipt of earnest money, copying necessary parties.
  • Maintain Broker System of Record.
  • Confirm buyers' loan application.
  • Confirm appraisal ordered and complete.
  • Confirm home inspection(s) have been ordered, termite inspection if necessary(buyer side).
  • Make sure all parties are copied with the documents they need.
  • Update all parties on loan status.
  • Obtain HOA contact information and supply it to the title company.
  • Prepare necessary amendments and obtain signatures. 
  • Order home warranty if needed.
  • Schedule closing and notify all.
  • Arrange buyer's walk-through pre-closing.
  • Confirm closing attorney/title company has received the loan package.
  • Request draft closing statement and circulate for review.
  • Obtain/circulate utility information.
  • Review compliance per your brokerage.
  • Closeout in MLS/FMLS.
  • Request sign/Lockbox removal.
  • Send closing gift delivery.
  • Send a card on one-year anniversary.

  • Schedule photography appointment
  • Enter listing into MLS
  • Upload photographs to MLS
  • Broker File Compliance
  • Upload All Disclosures
  • Order Sign if necessary
  • Set-up sign riders
  • Link virtual tours to all websites
  • Assign lockbox if applicable
  • Set up listing in ShowingTime
  • Post on social media: Facebook, Instagram, and YouTube
  • Provide closing gift
